5 Teams Chosen To Submit Proposals For Seventh & Tryon Project

Five development teams have been asked to submit proposals to redevelop a two-block area along North Tryon Street in uptown Charlotte.  The planned Seventh & Tryon project would include shops, offices, a hotel, and affordable and market-rate apartments alongside a new or renovated Charlotte-Mecklenburg Main Library.

The five teams include commercial and residential developers from within and outside Charlotte:  

  • The Integral Group and Cousins Properties, both of Atlanta.
  • L+M Development Partners of New York, with Laurel Street, a Charlotte-based affordable housing developer.
  • Metropolitan Partnership of Reston, Va., with The Baupost Group of Boston.
  • Portman Holdings of Atlanta with Mill Creek Residential Trust of Dallas.
  • Related Group, a mixed-use developer from south Florida.

They have until Aug. 18 to submit master plans.  A developer will be selected this fall, according to the Seventh & Tryon committee.

The project is part of a broader effort to revitalize the northern end of Charlotte's downtown, called the North Tryon Vision Plan.

The land for this project is owned by the library, the city, Mecklenburg County, Bank of America, and Charlotte Housing Authority.

The two blocks — between Sixth and Eighth streets and Tryon and College streets — include not only the Main Library, but vacant land, and several historic structures: Duckworth's Taphouse, the McGlohon Theater at Spirit Square and the 12-story Hall House at 8th and Tryon streets — once known as the Barrington Hotel.

The historic buildings would remain. Hall House, owned by Charlotte Housing Authority, could become a boutique hotel. There would be shops and restaurants, parking, offices, and about 625 apartments — one-third of which would be various levels of affordability, according to Seventh & Tryon committee co-chair Beth Hardin.

Planning so far has been coordinated by Atlanta-based DaVinci Development Collaborative.

Leaders of the effort have said it could be several years before construction begins and 10 years before it's complete. Officials aren't putting a number on the total investment expected.
